Lanmor Consulting was appointed by Rosscourt Properties to prepare a Flood Risk Assessment in support of a planning application for a redevelopment of a public house to residential apartments.

The site is set on the bank of the River Medway in Tonbridge town centre and is partly within the Environment Agency’s 1 in 100 year modeled floodplain. The existing public house was originally an old wharf which is to be demolished to make way for a new residential apartment block.

To prove the proposed development would not have an impact on the floodplain or be subject to flooding, we prepared a flood risk assessment which reviewed the existing level of flooding on site, dry access to and from the site and finally the impact the replacement building would have on the floodplain.

The increased footprint on the new building meant there would be a loss of flood storage across the site. We were able to advise on the reprofiling of the site to provide sufficient compensation to satisfy the Environment Agency that the proposed development would have no impact on the existing floodplain.
